Progress on Downtown Boise Stadium Development
Land under agreement between Greenstone Properties and St. Luke’s Health System

BOISE, ID:  Steps to expand sports and entertainment to downtown Boise take a big step forward as Greenstone Properties has reached terms with St. Luke’s Health System on the 11-acre property on the corner of Americana and Shoreline Drive, which would be the planned future home of the Boise Hawks and a new professional soccer franchise.

“This was a critical piece in putting the stadium and development puzzle together.  We are grateful for the continued friendship and support of St. Luke’s and are excited about working with the city in earnest on the redevelopment of this new urban renewal district.” -- Jeff Eiseman, President & Partner of the Boise Hawks/Agon Sports & Entertainment

“Vacating the Shoreline property allows St. Luke’s Health System to relocate the employees who work there, and bring our workforce closer together as part of our ongoing efforts to streamline support of our exceptional patient care.  When St. Luke's was approached by the owners of the Boise Hawks, we could appreciate why the location of this property made it an exciting possibility for their proposed new mixed-use stadium project.” Chris Roth, St. Luke’s Vice President & Chief Operating Officer

"The Boise Hawks, Greenstone Properties, and St. Luke's Health System have stepped-up in their own respective and important way to make this Multi-Use Stadium closer to reality. Now it is time for the City of Boise, CCDC, and GBAD to do the same in keeping with our commitment to preserve and enhance the quality of life Boisean’s cherish as we grow and seek new economic development opportunities.”  – Scot Ludwig, Councilman, City of Boise

“We are very excited about this milestone.  We appreciate the Boise Hawks, Greenstone Properties, and St. Luke’s Health System coming together to help our city get one step closer to bringing this community amenity to our urban core. Part of our shared vision for downtown, this public space has the potential to be an epicenter for athletics, festivals and community events all our residents can enjoy and celebrate.  With retail, restaurants and office space, this multi-use urban stadium and surrounding development will be the cornerstone of our growing River Street neighborhood in Downtown.”Mayor David Bieter, City of Boise

“The 14th Street elevation of the ballpark is the Hawk’s Nest, anchored by the central, multi-level tower and dynamic “nest” structure.  It is centered in the soccer pitch.  An open viewing terrace runs from the nest down the first base line and is conceived as flex space.  Pavilions, floating bars, sponsorship zones…fantastic views to the field.  The home plate entrance is designed as a new Boise piazza…it’s a living room for the city to hold concerts, events, and festivals.  When the stadium is used for soccer, the left field wall pads are removed to expose an open-air Club Lounge at field elevation.  It will be filled with passionate fans as players pass through on their exit from the locker room to the pitch…directly on axis with the Hawks nest tower across the park.  Operable glass walls, rooftop experiences akin to Coors Field in Denver and terrace views of the river will make the stadium one of the best in the country.” Tad Shultz, President, International Stadia Design

The proposed development, as currently planned, would generate more than $200 million in private development and would include multi-family housing, office and retail space, integrated parking and the potential for hotel development.  This is all in addition to the stadium itself.  The stadium and private mixed-use development would also provide a very important link between the Boise River and downtown.  The private development will provide the ad valorem, sales tax and the potential for hotel tax revenue streams to pay off the bonds that would be put in place to pay for the public facilities.

New ballparks and their surrounding mixed-use developments have had substantial impacts on American cities from Fort Wayne, IN, Greenville, SC, Greensboro, NC, Tulsa, OK, Birmingham, AL and beyond.

ABOUT GREENSTONE PROPERTIES
Greenstone is a privately owned, boutique real estate firm based in Atlanta. Greenstone is boutique by design, as its principals desire to practice real estate rather than management and endeavor to be project driven rather than overhead driven. Greenstone enjoys the opportunity to provide high-quality service to its clients and customers and the opportunity to create value for its investors. While Greenstone principals are responsible for specific functional disciplines, they are entrepreneurs by nature, which allows them to embrace a full range of real estate opportunities. In short, Greenstone is a full service real estate company with broad experience in office development, retail development and land management. Greenstone develops speculatively for its own account, but also specializes in providing build-to-suit solutions for corporate users. Under either scenario, Greenstone believes that the underlying real estate is the critical component from which design and development is incorporated to create vertical projects of meaningful scope and quality.
